For Occupancy Certificate
1)      As-Built-Area is in excess of the Sanctioned Area
Licence Fee ( Calculated w.r.to. Differential area) Rs 75/- per sq.m.
Scrutiny Fee2% of Licence Fee or Rs.25,000, whichever is
higher
Authentication of drawingsLumpsum of  Rs. 2000/-
Ground Rent @ Rs.100 / sq. mt (Exemption for
Educational Institution) ( Calculated w.r.to. Differential
area)
 Rs 100/- per sq.m.
Labour Welfare Cess (Calculated w.r.to. Differential area) 1% of cost of construction (guidance value of
cost of construction is Rs.13,000 / sq.mt)
Regularization fee for shortfall in area with respect to
FAR, Ground Coverage & Set back Area (If Deviation is
less than 5%)
Rs.4000 /- per Sq.m.
2)      As-Built-Area is equal or less than Sanctioned Area
Scrutiny Fee2% of Licence Fee or Rs.25,000, whichever is

Note: If there is any FAR, coverage, parking, set-back deviation, which is more than 5% from Sanction Plan,
revised building license approval should be taken from ELCITA.
